Thought Leadership from Sieben Energy Associates

National Recognition for The Franklin's Energy Performance

The-Franklin
Sieben Energy Associates, together with Tishman Speyer, has earned national recognition for its monitoring-based commissioning (MBCx) program at The Franklin in downtown Chicago. The Smart Energy Analytics Campaign, an initiative led by the U.S. Department of Energy, will honor The Franklin and other award recipients in a virtual recognition ceremony during a webinar on May 15, 2018. The Franklin will receive the "Energy Performance in a Single Site" award for 2018.

The MBCx program at The Franklin has reduced annual electricity use by greater than 5.1 million kilowatt-hours to date, demonstrating the power and value of well-executed Energy Management Information Systems (EMIS). These savings were achieved through the collective effort of The Franklin's management and engineering staff, Sieben Energy Associates' engineers, and various implementation contractors. MBCx at The Franklin is funded in part by the local electric utility ComEd, through an energy efficiency program managed by Nexant.

The Franklin is a LEED Silver and ENERGY STAR certified multi-tenant office building of nearly 3 million square feet located at 222 West Adams Street and 227 West Monroe Street. Despite The Franklin's track record of sustainability and energy efficiency, Sieben Energy Associates has identified multiple energy-saving opportunities by combining big data, sophisticated software, and engineering expertise. The data-driven MBCx process employed by Sieben Energy Associates enables superior energy performance optimization that—due to the lack of suitable technology—would not have been possible a decade ago.

In addition to The Franklin, the Smart Energy Analytics Campaign recognized California State University for "Innovation in the Use of EMIS"; the District of Columbia for "Largest Portfolio Using EMIS"; the General Services Administration for "Energy Performance in a Portfolio"; Kerry, Inc. for "New Installation of FDD in a Single Site"; Stanford University for "New Installation of EIS in a Portfolio"; and, University of Iowa for "Best Practice in the Use of FDD." (FDD stands for Fault Detection and Diagnosis Systems; EIS stands for Energy Information Systems.)

The Smart Energy Analytics Campaign is a joint initiative of the U.S. Department of Energy's Better Buildings Alliance, Lawrence Berkeley National Laboratory, and other key organizers. The Campaign is open to new participants and new supporting partners. The stated goal of the Campaign is to "facilitate the adoption of analytics and ongoing monitoring to help owners and managers find and fix building performance issues." In addition, the Campaign seeks to "broaden the base of early adopters and help speed future market uptake."
